Building Permits

Below is a list of some projects that require a permit. Most of these projects require a copy of your property plat of survey. The proposed project or improvement should be indicated by drawing to scale on a copy of the plat of survey. A certificate of liability insurance is required for any contractor working on your property. Residents with Homeowner Associations are required to obtain a project approval letter from the Homeowner Association in order for the Village to issue a permit.  

Permits are required for:

  • Addition to structure 
  • Alteration of structural systems
  • Basement remodels
  • Central air conditioning
  • Concrete work
  • Decks
  • Demolition
  • Driveway – new, replacement and widening
  • Electrical work
  • Fence
  • Fireplace
  • Furnace upgrade/replacement
  • Garage
  • Gazebo
  • Lawn irrigation system
  • Patio
  • Pergola
  • Plumbing
  • Re-roof
  • Shed
  • Sidewalk
  • Siding
  • Signs
  • Spa/hot tub
  • Swimming pool
  • Tree removal
  • Water heater replacement
  • Windows

Permits are not generally required for: 

  • Cabinets and counter tops
  • Flooring – carpeting, tile
  • Painting or wall papering
  • Playground equipment
  • Portable equipment
  • Swimming pools 23 inches deep or less

Emergency Repairs:

Property owners are required to apply for building permits upon the first business day after the emergency repair is made.
